One of our projects on East 9th Street was recently featured in Curbed Comparisons, a weekly column that explores what you can buy for a set dollar amount in various NYC neighborhoods. So what can you get in New York for half a million?

This co-op studio close to Washington Square Park is currently valued at $505,000. For this renovation project, we increased the usable square footage of this small studio by maximizing storage space and decreasing circulation – giving more usable space for your dollar.

Originally, the entryway had two closets which made for a tight entry, by removing one closet and adding a seating bench, open shelves and hooks to access everyday coats, we were able to relieve the congestion of opening doors and blocking of the entrance.

The original kitchen was an L shape and in here we extended the kitchen units along the shared wall, removing the L and creating a hallway to the bathroom and walk-in closet. This allowed us to close off the original hallway entrance and give more surface area to the whole studio.

We stained the floors white to blend the simple oak boards into a unified aesthetic, bringing out the natural character of the white oak.

The bathroom now has dark floor tiles as a juxtaposition to the white walls and makes the space feel bigger, while the kitchen used white cabinets and composite stone with simple subway tiles.  

This project was built with a small budget, yet we proved that with simple design touches, you can increase the feeling of open space, whilst also creating a smart, higher end finish.
